Planned Unit Development (PUD) Application User Guide
The PUD Development Activity application displays a map of all of the PUDs within St. Johns County. Information about the web application automatically opens in the left sidebar.
Two Ways to Select a Specific PUD
1. Location
If you know the location of the PUD, you can simply click on the boundary of the PUD.
2. Project Name
Type the name of the PUD in the Enter Project Name field that appears in the top right-hand corner of the map.
Steps
Summary Status
Once you have selected the PUD, a summary status will appear in the left-hand sidebar. If the PUD includes Residential and Non Residential entitlements, a summary of each category will appear. See the example below.

Rezoning Ordinance
Clicking on the Rezoning Ordinance button (ex. Rezoning Ordinance: 2016-24, above) within the status summary opens a new window providing the most current recorded ordinance for the PUD. This is usually either the original PUD ordinance or the most recent PUD major modification ordinance.
Project Number / PUD Status
To view the PUD status details, click on the Project Number button of the summary status (ex. Project Number PUD2002000002, above). The Project Number link opens a new window to the St. Johns County Application Submittal Management page, providing basic information about the PUD such as related development applications and entitlement data. Entitlements
Click the blue Entitlements tab on the right in the above example to view the PUD Entitlements screen. This screen displays the current approved residential and non-residential entitlements.

View Approved Project Data
On the Entitlements screen, click the View Appr Proj Data tab located on the bottom right to view the details. See the example below.

- Data to the LEFT of the AssocApp column depicts approved plan information.
- Data to the RIGHT of the AssocApp column depicts building permit Certificate of Occupancy (CO) data.
You can click on the data in the building permit columns to view the clearance sheets and building permits. Please also note the radio buttons. The default display is set to what has received a Certificate of Occupancy (CO), however, you can click on Permit Issued to view active permit data that has not yet received a CO.
Additional Features
The Layers button on the left sidebar allows you to view Residential and Non Residential Percent Built Out county-wide.

For example, choose Non Residential SqFt – Percent Built Out to see a graphic depiction.

The County map will reflect those PUDs with Non Residential entitlements. Click on the Legend button to see the percentage of completion represented by each color on the map.
