Village of New Augustine Brings 92 Affordable Rental Homes to St. Augustine

St. Johns County investment supports new affordable housing community in West Augustine

A new 92-unit affordable housing community in West Augustine is now complete, supported in part by more than $1.6 million in St. Johns County funding and providing additional rental housing options for individuals and families.

The Village of New Augustine, located at 280 N. Volusia St. in St. Augustine, recently celebrated its completion with a ribbon-cutting ceremony attended by representatives from the following agencies:

  • Ability Housing
  • St. Johns County
  • City of St. Augustine
  • West Augustine Historical Community Development Corporation
  • Bank of America
  • National Equity Fund

All 92 apartments are affordable to households earning up to 60% of the area median income. The community is actively leasing units, with current rental rates ranging from approximately $634 to $1,599 per month, depending on apartment size, household income, and household size.

The $26.5 million development received a $460,000 St. Johns County Affordable Housing Grant and $1.2 million in American Rescue Plan Act funds approved by the St. Johns County Board of County Commissioners. In addition, a 2022 County ordinance allowing developers to defer impact fees helped reduce upfront development costs for the project.

“As the county’s population continues to grow, the Village of New Augustine serves as an exemplary model for development that balances immediate, individual needs with sustainable support,” said Joe Cone, Assistant Director of St. Johns County Health and Human Services. “Families moving into this community are surrounded by people and organizations ready to help connect them with tools, programs, and resources — an approach that maximizes the positive impact of public investment.”

The Village of New Augustine includes 20 one-bedroom, 36 two-bedroom, and 36 three-bedroom apartments, along with a community center, computer lab, library, fitness center, walking trail, and outdoor recreational areas.
