NW SECTOR COMMUNITY PLANNING MEETING

This community meeting is being held to allow the public an opportunity to learn about and participate in the planning for the Enclave at WGV Workforce Housing development. The subject property is ±18.5 acres located on the east side of Pacetti Road, between Samara Lakes Parkway and Terracina Drive.

The owner has filed application REZ 2024-18, a rezoning request from a Planned Unit Development (PUD) consisting of 21 market rate, single-family homes to Workforce Housing (WH) zoning, which would permit up to 64 townhomes, 30% of which are affordable to low- and moderate-income households (local workforce). The owner is proposing 52 townhomes, 16 of which are deed restricted to be workforce housing units.

This Community Meeting is being held to allow the public an opportunity to learn about and participate in the planning for the following projects located in St. Johns County. The general public is encouraged to attend regarding the request to rezone approximately 16.74 acres of land from Open Rural (OR) to Workforce Housing (WH); specifically located at 5025 US Highway 1 S, 111 Watson Road, and 121 Watson Road.

This is regarding a Request for a Special Use Permit pursuant to Section 2.03.26 of the Land Development

Code to allow for the construction of a 170-foot monopole tower and support facility within the St. Augustine Shores Planned Unit Development (PUD), on a parcel located on Shores Boulevard, more specifically located on St. Johns County Parcel ID 284195-0006.  Interested parties may appear at the neighborhood workshop and be heard with respect to the proposed request.

The application files for this request TOWER 2024-04 – Shores Telecommunication Tower (SE US-1) are maintained in the Planning and Zoning Section of the Growth Management Department at the County Permit Center, 4040 Lewis Speedway, St. Augustine, Florida, and may be examined by interested parties prior to the community meeting.
