NW SECTOR COMMUNITY PLANNING MEETING
This community meeting is being held to allow the public an opportunity to learn about and participate in the planning for the Enclave at WGV Workforce Housing development. The subject property is ±18.5 acres located on the east side of Pacetti Road, between Samara Lakes Parkway and Terracina Drive.
The owner has filed application REZ 2024-18, a rezoning request from a Planned Unit Development (PUD) consisting of 21 market rate, single-family homes to Workforce Housing (WH) zoning, which would permit up to 64 townhomes, 30% of which are affordable to low- and moderate-income households (local workforce). The owner is proposing 52 townhomes, 16 of which are deed restricted to be workforce housing units.

This is regarding a Request for a Special Use Permit pursuant to Section 2.03.26 of the Land Development
Code to allow for the construction of a 170-foot monopole tower and support facility within the St. Augustine Shores Planned Unit Development (PUD), on a parcel located on Shores Boulevard, more specifically located on St. Johns County Parcel ID 284195-0006. Interested parties may appear at the neighborhood workshop and be heard with respect to the proposed request.
