St Johns County’s State Housing Initiatives Partnership (SHIP) Rehabilitation Program is intended to help eligible homeowners with essential repairs, potential housing problems and safety upgrades to their homes.

The program focuses on code compliance, structural integrity, and the homeowner’s overall well-being while allowing occupants to continue residing in their homes.

Eligibility Requirements

  • The home must be owner-occupied; rental homes will not qualify.
  • Applicants must submit a completed application and requested documents within the specified time frame (fourteen days) for processing to begin.
  • Household must meet income eligibility requirements. All household income of people 18 years and older, who reside in the home, must be included.
  • The home must be the homeowner’s primary residence in St Johns County, and homestead is filed with SJC Tax Collector.
  • Property taxes and/or assessments must be current, with no judgments, liens, reverse mortgages, or third mortgages against the property; and first or subordinate mortgage payments must be current.
  • Applicants who have received prior SHIP assistance under this program are not eligible to apply.
  • The total household assets cannot exceed $50,000.00

Assistance Determination

The home repairs will be provided as a loan that doesn’t require any monthly payments and doesn’t charge interest. This loan will last for 10 years and will be recorded as a lien on your property. The exact repairs you receive will depend on your specific situation, following Florida Housing rules. The total amount of help you can get, including any fees, can’t be more than $70,000.

Additional Information

  • A St. Johns County Housing Inspector must inspect the home before, during, and after construction.
  • Rentals, Townhomes, Duplexes, and Condominiums are not eligible for rehabilitation assistance.
  • Mobile/manufactured housing 20 years old or newer is eligible for assistance; mobile/manufactured homes must be a home/land package.

Before, the shingle roof aged and needed repair/replacement.
After, a galvanized metal roof with a warranty.
Before, the client could not safely enter the shower.
After the client was provided with an ADA-compliant walk-in shower.
