NOTICE OF NORTHWEST SECTOR COMMUNITY PLANNING PUBLIC PARTICIPATION MEETING REGARDING FCE Daily’s Place CPA(SS)2025-13 an application to change the Future Land Use Category of 7.7 acres (consisting of parcels north and south of Otoe’s Place) from Residential B to Community Commercial with a text policy reducing and limiting development to no more than 20,000 square feet of commercial general space with geographic use limitations and prohibited uses by parcel. PROPOSED PROJECT SITE

This community workshop is being held to allow the public an opportunity to learn about the project identified as Henry Orthodontics PUD rezoning located at 5643 and 5645 State Road 16, Saint Augustine, FL 32092, located just north of International Golf Parkway that is within the Northwest Sector of St. Johns County. The project proposes to rezone the two (2) subject parcels from Open Rural (OR) to PUD to accommodate a maximum of 29,600 square feet of commercial and medical office uses as permitted in the Neighborhood Commercial zoning designation of the Land Development Code. The proposed uses will be consistent with the Residential A future land use designation of the Comprehensive Plan.
