NW Sector Community Meeting: MAJMOD 2024-07 Shoppes at St Johns Parkway

This community workshop is being held to allow the public an opportunity to learn about the project identified as the Shoppes at St. Johns Parkway Phase 2 Major Modification located at 102 Shops Boulevard, St. Johns, FL 32259, located at the corner of Old County Road 210 and St. Johns Parkway that is within the Northwest Sector of St. Johns County. The project proposes to add a parcel that is approximately 1.3 acres in size, located along St. Johns Parkway (CR 2209). This modification will allow for additional commercial/retail uses and another driveway along St. Johns Parkway. Additionally, 2.8 acres within the original project boundary has been dedicated as right-of-way to the County along St. Johns Parkway (CR 2209). This modification will reflect the dedication of that area. The original acreage of the site project site was 35.6 acres, and the project is now 34.1 acres. The Developer will maintain the previously approved PUD non-residential intensity at 172,000 gross square feet, including outparcels.

NW Sector Community Meeting: MINMOD 2025-03 St. Johns Parkway Tower

A public participation community meeting will be held regarding a request for a Minor Modification (MINMOD) to the Durbin Crossing Planned Unit Development (PUD Ordinance 2004-07, as amended) for the construction of a new 165-foot Monopole Antenna Tower with 5-foot appurtenance (Total 170-ft AFG).  The approximate 0.27-acre subject property is located on a parcel in the Durbin Crossing PUD approved for antenna tower use immediately abutting to the south of Palms Professional Park, West of St. Johns Parkway and more specifically described as a portion of St. Johns County parcel ID# 023630-0090 (depicted on map below).  The MINMOD request is a result of the proximity of the proposed antenna tower to Open Rural Zoned land on and across St. Johns Parkway to the East.
